Key points
- The Union 7770 is a hydraulic overhead door closer for residential and commercial doors.
- It mounts on the top of the door and frame and pulls the door shut at a controlled speed.
- Adjustment screws on the body set the closing speed and the final latching speed.
- Check the door size and weight against the closer’s rating on the box before fitting.
A door closer pulls a door shut after every use, and a hydraulic closer does it smoothly so the door neither slams nor stays open. The Union 7770 is a hydraulic overhead closer we stock for wooden, steel and aluminium doors in homes, offices, flats and shops.
Where the Union 7770 fits
- Office and shop doors that open and close all day.
- Apartment entrance and corridor doors.
- Fire and security doors that must close behind people.
- Home doors where you want to stop slamming in the wind.
Every closer is rated for a range of door widths and weights. Check the rating on the box against your door. For very wide or heavy doors, see our guide to choosing a hydraulic door closer.
Installation step by step
- Decide the side. Most closers are fitted on the pull side of the door, with the body on the door and the arm shoe on the frame. The template in the box shows both options.
- Mark with the template. Tape the paper template to the door and frame at the hinge side and mark the holes.
- Drill and fix the body to the door with the screws provided (use through-bolts or rivet nuts on thin steel or aluminium doors).
- Fix the arm shoe to the frame.
- Connect the arm. Set the arm as the instructions show, usually at a right angle to the door when closed, so it applies some preload.
- Test and adjust the speed.
Adjusting the speed
Hydraulic closers have small valve screws on the body. One controls the closing (sweep) speed for most of the swing; the other controls the latching speed for the last few degrees, so the lock clicks without banging. Turn in small steps, a quarter turn at a time, and test after each change. Never remove the screws completely or oil will leak.
Care
Keep the arm joints clean and check the fixing screws every few months on busy doors. Oil leaking from the body means the seals have failed and the closer should be replaced.
Troubleshooting
| Problem | Likely cause | Fix |
|---|---|---|
| Door slams at the end | Latching speed too fast | Turn the latching valve in a little |
| Door closes very slowly | Closing speed too slow, or cold oil early in the morning | Open the closing valve slightly |
| Door will not latch | Latch speed too slow, or the lock strike is misaligned | Speed up latching, or adjust the strike plate |
| Arm hits the frame | Wrong mounting position | Re-check the template for your door swing |
| Oil on the floor | Failed seals | Replace the closer |
Fitting on steel and aluminium doors
Thin door sheet will not hold ordinary wood screws for long under the daily pull of a closer. On steel doors, use machine screws into rivet nuts, or weld a small backing plate inside the door top rail before fitting. On aluminium doors, ask your installer about a reinforcing plate.
Buying for a project
Contractors fitting many doors in a block of flats or an office can order closers in quantity, along with hinges and other door hardware, delivered to site anywhere in Kenya.
